Property searching and house hunting service

We study your individual requirements carefully and search the market to find the best properties for you. We are not estate agents, we represent those wishing to buy a property in our area. We can advise you on the buying process, put together a schedule for when you visit and will be there for you until you have successfully completed the purchase. In short, we look after all your house hunting interests when you are in the country & when you are not.

Our service is friendly & personalised, and we know our area very well indeed. We speak the language, we know the pitfalls, the bargains, the tricks of the trade, and what's good value & what isn't .

We deal with a network of reputable local contacts with whom we have very good relations, and know many vendors directly.  We keep our ears to the ground - eg, we know of any new building projects going on etc, and we know who to deal with in all cases. On your behalf we will liase with local contacts, agents, lawyers, local authorities, etc., as much or as little as you need.

After you have bought a property we can still help you by giving advice & assistance in numerous ways, such as recommending builders & other tradesmen, the best places to get all the things you need, advice on schools, sources of employment, starting a business, etc etc etc.

For this service we charge a fee of 1% of the purchase price of the property or 'project' you buy, payable upon 'completion'. Of course this only applies if you buy through us , or local contact, Estate Agent, other agency or builder to whom we have introduced you.

Building and Restoration Management Service

After you have bought, be it a plot of land to build on, an old property to renovate, or a property that just needs a few alterations or a swimming pool added, we can organise & oversee work on your property in your absence.

We organise building and restoration licences with the local authority, obtain builders' quotes, appoint the architect, and follow through the work from beginning to end, taking regular pictures and emailing or posting these to you. We maintain a dialogue with you throughout, and keep an up to date spreadsheet of the expenditure.

As a guide, for this service, we normally charge around 3% of the cost of the building or restoration work (depending on the work involved).

Property Maintenance Service

If you are planning to just spend a few weeks a year at your property, or to rent it out regularly, you will need some help with maintaining your house/garden/pool.

We have built up a network of reliable contacts who can help you to maintain your property in your absence - from checking the pool once or twice a month or putting some essential food in your fridge just before you arrive, through to weekly cleaning and linen change for rented properties.

This service is offered to all clients, whether you have bought via Unspoilt Andalusia or not. For a quotation, call us to discuss.

Accommodation Service

We offer comfortable B&B accommodation at our converted rural school, and our house hunters have preference over any other type of visitor.

This gives you the opportunity to spend time discussing all your requirements, going over architects' plans, etc etc, in the privacy of our own home.

Our three en-suite rooms are very comfortable, with independent entrances, private mini terraces, and access to our gardens and pool. Each room is equipped with a TV, microwave, fridge and wood burner. The two double rooms also have their own kitchens. There are also BBQ facilities in the garden for use by our guests at any time.

We offer evening meals (when we can fit it in to our busy property schedule with you!) or there are plenty of places to eat nearby.
